  • Take a previously approved plan, and get it updated after numerous revisions in city and national building codes
  • Contract for structural engineering, Title 24, PM 10 reporting with the AQMD
  • Plan checks, submittals, paying fees
  • Site preparation with complete cleaning and stripping of the building lot, survey setting building corners for layout and city approval
  • Bidding, selection of sub-contractors, building a budget and schedule
  • Maintain a weekly schedule with updates and milestones
  • Bi-weekly billing approvals with percentage completion checks, releases, and proper submissions for payment

ABC Recovery Center, Inc., Indio, Ca. 01/2000 to 08/2004
Superintendent, project manager, building in Phase I , a H.U.D. funded project with 10 Sober Living Bungalow’s, each containing 4 bedrooms, two baths, a common living area, and shared kitchen. One building included a shared coin-op laundry. Phase I construction included these duties;

  • Conducting mandatory job bid meetings as required by H.U.D.
  • Bid selections and contract writing
  • Supervise the over excavation and re-compaction of the entire job site
  • Survey and layout of each building and prepare for temporary utility installation
  • Weekly reporting for H.U.D. and the board of directors of the facility
  • Daily reports and photographs
  • Weekly job safety meetings
  • Coordinate all trades as to their schedules
  • Purchase all materials and schedule their deliveries so as not to create any lag between phases
  • Bi-weekly billing, verifying insurance coverage’s, lien releases for labor and material
  • Complete record keeping assisting the Assistant Director maintaining contracts, billing, and releases
  • Liaison between the Board of Directors, Director, Assistant Director, Director of Fund Raising, Architects, Planners, Landscape Architect, Engineers, and City of Indio Planning Department and Building Department
  • Conduct inspections for QC as phases of construction were completed
  • Final inspections, system start up, and assemble unit binders with instruction manuals for tenants

 

ABC Recovery Center, Inc.
Superintendent, project manager, 7500 sq. ft. Community Education Center Phase II on the same property, was started as Phase I was being completed. As this phase was privately funded, there were no special requirements as was the case with phase I. These were the job duties for this phase;

  • Over excavate and re-compact the site
  • Build a schedule of events with milestones for this project, and update weekly as to the progress
  • Survey and layout of building corners for approval by the City of Indio Planning department
  • Supervision of the complete building process from underground utilities to final, complete with a stand alone fire suppression system as required by the fire marshal.
  • Assist Assistant Director with all record keeping including and not limited to bidding, contracts, releases, insurance coverage’s, billing, safety
  • Participate in the yearly audit of construction financing
  • Safety meetings
  • Purchasing materials and scheduling their timely delivery
  • Selection of finish materials
  • Periodic inspections with the City Building Department, County Health Department through final
  • Assemble product manuals, and instruct building personnel as to the operation of the facility

 

ABC Recovery Center. Inc.
Superintendent, remodeling two motels into transitional living facilities, a laundry, and computer education center. I personally drew the plans for these two projects, and got them approved. I completed the actual building of these two projects with young men who were in treatment at the facility. The jobs required the same activities daily and weekly that phase II required except for managing and scheduling our own work force.
